Hello and welcome to 42onThorpe!
We are really pleased to have you staying with us.
42onThorpe is set up to be a comfortable, calm, well-equipped home for families, corporate and other groups visiting Kingston and surrounds, with a direct train to Central London every 15 minutes. We have tried to think through the details so you can simply settle in and enjoy your time here.

Parking (Important)
- Free on-street parking only if you have requested and received a parking voucher from us. We are in a controlled parking zone. Without a voucher you must pay using the Ringo app.
Heating & Hot Water
- The house has a combi boiler → hot water is always available on demand
- Heating is controlled via the Honeywell controller behind the Smart TV
- A sensible schedule is already set:
- You can adjust the temperature up or down
- Please do not open the flap or change advanced settings
- Do not touch the boiler
- If the heating or hot water doesn’t seem right, please contact us rather than trying to fix it yourself.

We want you to have a great stay — and we also want to keep the house and our neighbours happy.
Absolute rules
- ❌ No parties or events
- ❌ No pets
- ❌ No smoking or vaping inside the house (please use the garden)
- ❌ No open flames inside the house
(No candles, no tea lights, no naked flames)
- ❌ No additional overnight guests beyond the booking (unless explicitly approved by us in advance)
Noise & neighbours
- Please respect our neighbours at all times
- Quiet hours:

- 🌅 No noise before 8am
House Care & Good Living
Shoes
- Life is better without shoes 🙂
- Please remove shoes inside the house, especially in carpeted areas.
Kitchen
- Please wash up all cutlery, utensils, plates, and glasses before departure.
- The dishwasher may be used if you prefer.
Hairdryers – in three bedrooms
Iron and ironing board – long cupboard next to oven
Bins & Recycling

Bin collection day:

- Please put the bins out if your stay includes Sunday night.
Check-in & Check-out
Check-in
- Check-in time is from 3pm
- Self-check-in using the key safe
- Full details are provided in your separate Check-In Instructions document
Check-out
- Check-out time is 11am latest.
- Our cleaning staff will be arriving to prepare for the next guest.
- Please leave used towels in the bathrooms.
Before you leave, please:
- ✔️ Wash up or start the dishwasher
- ✔️ Put rubbish and recycling in the correct bins
- ✔️ Close all windows and doors
- ✔️ Lock up and return keys to the key safe, and jumble the code
How Things Work
Hot Water
- Always available via the combi boiler. Just turn the hot tap on and maybe wait 5-10 seconds.
Heating
- Controlled via the Honeywell wall unit, behind the Smart TV
- A sensible heating schedule is already set — feel free to adjust the temperature up or down. Please do not open the flap or fiddle with the advanced settings.
- If the heating or hot water seems not to be working, please contact us rather than trying to fix it yourself. We will come over and fix it for you.
- Do not touch the boiler!

The Area — Getting Your Bearings
Thorpe Road runs parallel to Richmond Road, which connects Kingston and Richmond.
- Richmond Road is a 3-minute walk down either of the two roads opposite 42onThorpe.
- Once on Richmond Road:
- 🚶 Kingston is about 11 minutes’ walk to the left
- 🚌 Richmond is to the right — take bus 65
On Richmond Road you will find:
- The Queen’s Head gastropub
- Deea (Bangladeshi restaurant)
- A convenience store with Post Office
- Bevans (upmarket butcher)
- A Little Waitrose at the Shell garage
- … and various other local shops
- A large Sainsbury’s 5 mins walk to your left
🌊 To reach the River Thames, walk down any of the side roads off Richmond Road (away from the house).
Local attractions:
- The entire Thames riverside between Kingston and Richmond is walkable and definitely worth visiting.
- Discover the home of King Henry VIII at Hampton Court Palace which is 2.8 miles by car (10 minutes) away. Those able should take a stroll down the river path (starts on the left hand side over the Kingston bridge) which is 1.9 miles and takes about 37 minutes each way.
- Richmond Park – so named by King Henry VIII in 1501 - is the largest of the Royal Parks at 1,000 Hectare, and the home to Red and Fallow deer brought by Charles I in 1625 when he escaped the plague in London.
- The Boaters pub and food is a good place to while away some time right next to the river. Also worth exploring for is The Anchor which is over the foot bridge which takes you into Teddington.
- Catch the 65 bus into Richmond and wander the cute streets between the main road and Richmond Green.
- Walk or get the 65 bus into Kingston and see the archaeological finds relating to the original Kingston bridge – the first bridge that could be built outside of London. Read about the local horse and cart barons and empires and the highwaymen it attracted. Find the Coronation Stone which is believed to be the site of the coronations of the first seven Anglo Saxon Kings.
- Oh, and Kingston – rated 5th best retail centre nationally – is on your doorstep.

- 🍣 Sticks ’n’ Sushi (Richmond) — pricey but tasty sushi
Transport
Underground (Tube)
- There is no underground station in Kingston
- Nearest underground station is Richmond which is on the District line. You can get to central London on the District line (e.g. Embankment) in ~34 minutes.
- Also, Wimbledon has a good underground station which is also on the District line. The trip to Embankment is ~32 minutes.
- Both Richmond and Wimbledon have a mainline train link too.
Trains
- Kingston station is an easy 11-minute walk to the left along the Richmond Road. Direct to London Waterloo every 15 minutes, journey time of 35 minutes
- The other way is also to Waterloo, but longer as it goes via Richmond
Airports
- London Heathrow airport: 10 miles, 30 minutes drive, 1 hour bus
- London Gatwick airport: 32 miles, 60 minutes drive, 45 minutes train
- London Stanstead airport: 52 miles, 90 minutes drive, 120 minutes train
- London Luton airport: 56 miles, 80 minutes drive, 90 minutes train
